Happy holidays everyone. As everyone knows, right now all the builders are having sales on their homes. Incentives, teaser rates, and aggressive prices. And some of you are taking advantage of these opportunities. CONGRATUALTIONS! It is a great time to buy and I commend you on your timing.
Listed here the top 5 reasons to use an agent to purchase a new home:
5. Agents know the area and can make sure you have covered all the new homes in the area of your interest.
4. Agents will follow the transaction during build - time or a spec home escrow to make sure the home you purchased at contract is the same home you are buying at closing.
3. We are free!!! Agents will help you for free. The builders pay us to bring buyers in. 100% your agent, we represent you. THE BUILDER REPRESENTS THEMSELVES, NOT YOU.
2. Realtors have the knowledge to help you pick out the best product and/or upgrades. An agent will advise you of the negatives and positives of the upgrades and whether they are worth the premium. Example: I would advise my client that buying a lot backed up to a major highway would later be a major deterrent and drop the value in their home and probably not a good idea to choose that lot regardless of the incentive. The builder will not tell you this.

The NUMBER ONE REASON TO USE A REAL ESTATE AGENT TO PURCHASE YOUR NEW HOME IS:
We will negotiate a much better deal for you. This will save you tens of thousands of dollars. Take a look at this real life scenario that I found in the MLS:
House A (MLS#2832774) was bought for $240,000 on 9/16/07. A 3 bedroom / 2 bath / 3 car garage home with 1765 Sq. Ft., standard lot with tile,, paint, and surround sound as most of the upgrades included.
House B (MLS # 2843481) was purchased for $210,000 on the exact same day. Here is the kicker….. It was the exact same model, standard lot, even on the same street. It does not mention the above upgrades, but I don’t think paint and tile add up to $30,000 dollars. Why the price difference?
Because House B’s buyer was represented by a Realtor and House A’s buyer was not. The broker for the house B buyer knew the market value of the area and offered the builder less, in this case the builder took it. I see this all the time.
